Community Involvement
Sheldon Gray has been a resident of the Kansas City areas for over 30 years and is well
established in the area. He has owned and operated a community insurance agency for seven
years and has also been involved with real estate transactions for 10 years. This has allowed him
and members of his agency to develop relationships with auto dealerships, churches, real estate
investors, homeowners and tenants in the urban core.

Production Goals
TG Real Estate Co plans to add each vacant property to the rental list and list them for sale. Have
the properties occupied with quality tenants in a timely manner.

Rental Process
TG Real Estate Co will show the properties, screen tenants with a nationwide criminal, eviction
and credit check. We also require employment verification, rental references, a walk through/move
in checklist and a detailed rental agreement. We offer complete confidentiality and meet tight
deadlines.

Fees
•     50% of the first months rent (includes showing property as many times as it takes to find a
qualified tenant, marketing, signing rental agreement, walk through, etc.)
•     10% of all collected rents (maintenance calls, collecting rent, communicating with timely
updates and keeping accurate records,)

TG Real Estate Co property management program calls for a property manager assigned to each
project. The property manager will take responsibility for the fiscal and the physical well-being of
the building and would become the contact point for the leasing and marketing effort and any on-
site staff. This coordinated program provides an optimum level of performance of the project and
assures adherence to ownership goals and objectives. Our goal is to provide consistent and
professional property management and leasing services. The following summarizes our services
and what we can do for you.

Accounting

•     Timely and accurate monthly report preparation
•     Prompt billing and collection of all rents and operating costs
•     Full and comprehensive Common Area Maintenance Billing & Reconciliation
•     Collection of rents and miscellaneous amounts due
•     Payment of all bills with assurances that payments are made in a timely manner

Operations

For each property, we will provide the following as needed:

Monthly status report of budget variances and management issues
Preparation of annual management plan and budget
Preparation and implementation of emergency procedures and manual collection procedures
tailored to the needs of your project
Development and implementation of a preventive maintenance systems
Preparation of tenant information packets
Ensure compliance with all lease and vendor insurance requirements
Provide computerized tracking of all leases to ensure proper escalation billings, rent increases,
lease expirations and other pertinent lease data - Accurate rent roll available at all times
Supervision of tenant improvement construction through all phases, including space planning,
bidding, build-out, completion and move in
Hiring and supervision of any on-site personnel
Review of your property insurance to ensure adequate coverage and competitive pricing
Prompt handling of insurance claims and filing of incident reports
Consultation with legal counsel on tenant and management matters, when needed
Survey of project with regards to requirements for compliance with the Americans with Disabilities
Act and remediation for any non-compliance items

Marketing

Quarterly comprehensive market surveys and analyses
Detailed marketing plan of action for anticipated vacancies
Implement promotional material, advertising and/or publicity program
In-depth review and screening of each prospective tenant to objectively determine desirability as
part of the tenant mix.
Continual assessment of current market conditions and recommendations for appropriate
adjustments in marketing program, including rental rate and concessions.
With all existing and new tenants, we will ensure on-going tenant retention efforts
